Living in Bayview Village, Toronto

The short answer

Bayview Village straddles Sheppard Avenue East, where Line 4 has three stations: Bayview, Bessarion and Leslie. In the 2021 Census two thirds of its homes were in apartment buildings of five or more storeys and about one in five was a detached house.

Most of what sells here is a condo apartment and at a median of about $535,000 from April to June 2026 those apartments sit at a very different price level from the detached houses, which had a median of about $2,380,000. Knowing which of the two markets you are shopping in matters more than the neighbourhood average.

What homes cost

TRREB recorded 118 sales in the Bayview Village community from April to June 2026, with a median of $622,500 and an average of $943,563 across all property types. The table above shows each property type separately.

Condo apartments dominated, with 83 of the 118 sales at a median of about $535,000 and an average of about $604,000. Condo townhouses added 15 sales at a median of about $775,000, which makes them the middle rung between an apartment and a house here.

The 19 detached sales had a median of about $2,380,000 and an average of about $2,571,000. TRREB reported no semi-detached or freehold townhouse sales in the quarter, so there is very little in the gap between a condo townhouse and a detached house. That gap explains why the all property types average is so much higher than the median.

Housing stock

The City’s 2021 Census profile for Bayview Village counts 22,330 residents in 10,455 private dwellings. Apartment buildings of five or more storeys held 66.7% of those dwellings (6,970 homes) and single-detached houses made up 19.2%.

In 2021 59.5% of households owned their home and 40.5% rented. The City’s Heritage Conservation District list has no district in Bayview Village, so heritage permits are not the usual consideration for renovations that they are in older downtown areas. Zoning and permit rules still apply to every addition or rebuild.

Transit and getting downtown

Line 4 Sheppard runs through the neighbourhood. Bayview station is at 550 Sheppard Avenue East, Bessarion station at 731 Sheppard Avenue East and Leslie station at 1209 Sheppard Avenue East. The Leslie station page lists a connection to Oriole GO station on the Richmond Hill line at 3300 Leslie Street.

To reach Union station, ride Line 4 one stop west from Bayview to Sheppard-Yonge station at 20 Sheppard Avenue West, then take Line 1 south for 14 stops. On the surface, the 11 Bayview and 85 Sheppard East buses serve the area’s two main roads.

Parks, libraries and everyday life

Bayview Village Park at 2945 Bayview Avenue and Ethennonnhawahstihnen Park at 80 McMahon Drive are the main green spaces, with the Bessarion Parkette on Bessarion Road.

The Ethennonnhawahstihnen’ Community Recreation Centre and Library opened near Bayview and Sheppard. The City lists a six-lane 25-metre pool, a double gymnasium, an indoor track and a Toronto Public Library branch in the building. Bayview Arena is at 3230 Bayview Avenue.

North York General Hospital’s General site is at 4001 Leslie Street. For schools, Bayview Middle School at 25 Bunty Lane is a TDSB school in the area. Boundaries are set by the board and they change, so confirm the school for the exact address with the TDSB or TCDSB.

Homes for sale in Bayview Village

At any time the listings here tend to be mostly condo apartments near the Line 4 stations, a smaller number of condo townhouses and a handful of detached houses. As a guide to pricing, TRREB’s April to June 2026 medians were about $535,000 for a condo apartment, about $775,000 for a condo townhouse and about $2,380,000 for a detached house. Those figures cover the whole Bayview Village community, so a unit next to a station and a house on a quiet side street can sit well above or below them. Comparing recent sales in the same building or on the same street gives a much sharper answer than the community median.

Downsizing in Bayview Village

Owners who want to stay near the same parks, library and stations can downsize without leaving the area. From April to June 2026 the detached median was about $2,380,000 and the condo apartment median about $535,000, so a move from one to the other can free up a large share of the house’s value.

Is Bayview Village right for you

Bayview Village fits a buyer who wants a condo on a subway line at a budget near the area’s apartment median of about $535,000. With three Line 4 stations in the area, downtown means one transfer at Sheppard-Yonge.

It is a harder fit on budget if you need a house but not a detached one, because TRREB recorded no semi-detached or freehold townhouse sales in the quarter. The step from a condo townhouse at about $775,000 to a detached house at about $2,380,000 is large.
