Don Mills, which TRREB reports as the Banbury-Don Mills community, has two housing markets side by side: apartment buildings and detached houses. From April to June 2026 TRREB recorded 90 sales, with 50 condo apartments and 27 detached houses.
The all property types median was $853,000. The condo apartment median was about $638,000 and the detached median about $2,398,000. Since February 8, 2026 Line 5 Eglinton has stopped at Don Valley station at Eglinton Avenue East and Don Mills Road.
What homes cost
The table above breaks the quarter down by property type. The headline median sits between the two main markets, so it describes neither of them well.
Condo apartments had 50 sales with a median of about $638,000 and an average of about $680,000. Condo townhouses had 4 sales at a median of about $739,000. Compare condo units by size, parking and maintenance fees rather than by the median. Before you firm up a condo purchase, ask for the status certificate. It sets out the condo corporation’s finances and rules. Have your lawyer review it.
Detached houses had 27 sales with a median of about $2,398,000 and an average of about $2,758,000. The average sits above the median because some sales closed well above the middle of the range. Semi-detached houses had 7 sales at a median of about $1,225,000. TRREB recorded 2 freehold townhouse sales without a price.
With 27 detached sales in three months, compare several quarters and recent sales on the same street.

Against a detached median of about $2,398,000 in the same quarter, that leaves a large gap between the sale and the purchase. The 2021 Census count of apartments in buildings of five or more storeys, 52.6% of 12,215 dwellings, means there is a large base of apartment stock to choose from.
