The short answer
Lawrence Park is two TRREB communities, Lawrence Park North and Lawrence Park South, that meet around Lawrence station on Line 1. From April to June 2026 TRREB recorded 117 sales across the two. Of those, 92 were detached houses.
The all property types median was $1,922,500 in Lawrence Park North and $2,550,000 in Lawrence Park South. For a downtown commute, Lawrence station is 12 stops from Union station on Line 1 with no transfer.
What homes cost

In Lawrence Park North the 40 detached sales had a median of about $2,091,000 and the 10 semi-detached sales a median of about $1,700,000. Only 2 condo apartments sold, too few for TRREB to report a price. Semi-detached houses are the main step below detached in the north.
In Lawrence Park South the 52 detached sales had a median of about $2,728,000 and an average of about $2,889,000. The 9 condo apartment sales had a median of about $1,100,000. TRREB also recorded 2 semi-detached sales, 1 freehold townhouse sale and 1 condo townhouse sale, without prices. In the south nearly every freehold purchase in the quarter was a detached house.
Detached houses make up so much of each quarter that the all property types median mostly tracks the detached market. With 52 to 65 sales per community in three months, compare several quarters before relying on a single figure.
Housing stock
The City of Toronto’s Neighbourhood Profiles use the same two names. In the 2021 Census Lawrence Park North had 14,675 residents in 5,460 private dwellings and Lawrence Park South had 14,960 residents in 5,785 dwellings. Together that is 29,635 residents in 11,245 dwellings.
Single-detached houses were 58.5% of dwellings in the north and 58.7% in the south. The difference is in apartments. Only 3.4% of dwellings in Lawrence Park North were in buildings of five or more storeys, against 18.3% in Lawrence Park South.
Ownership was 75.2% in the north and 68.5% in the south. The City’s list of heritage conservation districts includes Blythwood Road, created in 2005. The City describes it as having a wider range of construction periods and architectural styles than the streets next to it. Check whether a particular address falls inside it.
Transit and getting downtown
Lawrence station is at 3101 Yonge Street on Line 1 Yonge University. From there it is 12 stops south to Union station without a transfer. The TTC station page lists the 97A and 97B Yonge buses at Lawrence station.
At the south edge, Eglinton station at 2190 Yonge Street is served by both Line 1 and Line 5 Eglinton, which opened on February 8, 2026. Avenue station on Line 5 is at 340 Eglinton Avenue West.

Parks, libraries and everyday life
The area has several City ravine parks and gardens. Lawrence Park Ravine is listed at 61 Alexander Muir Road, Alexander Muir Memorial Gardens at 2901 Yonge Street and Blythwood Ravine Park at 1200 Mount Pleasant Road.
Sherwood Park at 190 Sherwood Avenue and Wanless Park at 250 Wanless Avenue are also City parks. The North Toronto Memorial Community Centre is at 200 Eglinton Avenue West, in Eglinton Park.
The Toronto Public Library’s Locke branch is at 3083 Yonge Street, close to Lawrence station. Sunnybrook Health Sciences Centre is at 2075 Bayview Avenue.

The condo apartments that do sell are concentrated in Lawrence Park South, where the median was about $1,100,000 across 9 sales. That is about half the detached median in Lawrence Park North and about 40% of it in Lawrence Park South, so an owner selling a detached house could stay in the area and release equity. The limit is choice, with only a handful of units selling each quarter.
Semi-detached houses in Lawrence Park North, at a median of about $1,700,000, are another option for owners who want to stay in a house with less space.
