The short answer
The Annex sits on Bloor Street West between Bathurst and Bay stations and parts of it are inside City Heritage Conservation Districts. Apartment buildings make up most of its homes, with semi-detached, row and detached houses on the side streets.
For a buyer that means two markets under one name. Most of what sells is a condo apartment, while the houses trade in much smaller numbers and at a much higher price level. Both sit on top of the subway, which is the neighbourhood’s strongest practical argument.
What homes cost
From April to June 2026 TRREB recorded 133 sales in the Annex community with a median of $1,240,000 and an average of $1,660,517 across all property types. The table above breaks that down by property type.
Condo apartments were 82 of the 133 sales, with a median of about $858,000. Their average of about $1,397,000 sits far above that median, which tells you a small number of expensive units pulled the average up. Use the median as the better guide to a typical apartment sale.
Houses are a different price level. Semi-detached homes were the largest house category with 27 sales and a median of about $1,725,000. Freehold row and townhouses had 9 sales at a median of about $1,825,000. Only 8 detached houses sold, with a median of about $1,950,000 and an average of about $2,882,000, so a single sale can move those figures a long way. The 7 condo townhouse sales had a median of about $1,260,000.
Housing stock
The 2021 Census profile for the City’s Annex neighbourhood counts 29,300 residents in 16,325 private dwellings. Of those, 54.5% were in apartment buildings of five or more storeys and 27.8% in buildings under five storeys, a category that includes houses converted into flats. Single-detached houses were 3.8% of dwellings.
Tenure leans toward renting: 40.9% of households owned and 59.1% rented in 2021. For a buyer of a multi-unit house that matters, because existing tenancies may come with the property. Confirm the status of every unit with your lawyer before you firm up an offer.
Heritage rules apply to parts of the area. The City lists the East Annex Heritage Conservation District, adopted in 1994, which the City describes as the first large residential neighbourhood it studied as a potential district. West Annex Phase 1 on Madison Avenue was adopted in 2015, West Annex Phase II is in development and Harbord Village and Yorkville-Hazelton districts sit next door. Inside a district, exterior changes can need a heritage permit, so check an address with the City before you plan an addition.
Transit and getting downtown
Spadina station at 85 Spadina Road and St George station on Bloor Street West both serve Line 1 Yonge University and Line 2 Bloor Danforth. Bathurst station anchors the west end on Line 2, Bay station sits on the east edge on Line 2 and Dupont station at 263 Dupont Street is on Line 1.
From Spadina station, Union station is 7 stops south on Line 1. From St George station it is 6 stops. The 510 Spadina and 511 Bathurst streetcars run south toward the waterfront and the 26 Dupont bus runs along the top of the area.
Parks, libraries and everyday life
Green space here is mostly small. Jean Sibelius Square on Kendal Avenue, the Walmer Road Parkette and the Bloor-Bedford Parkette are the neighbourhood’s own parks. Christie Pits Park at 750 Bloor Street West, to the west, is the nearest large park.
The Toronto Public Library Spadina Road branch is at 10 Spadina Road and the Palmerston branch is nearby at 560 Palmerston Avenue. The Toronto Reference Library at 789 Yonge Street is east of the area. We could not confirm a City community recreation centre inside The Annex itself.
