Terms of use for sold prices

The sold prices section of this website is a virtual office website operated by Kirby Chan & Co. Real Estate Team | eXp Realty Brokerage. Kirby Chan, Broker. It shows listing information from the MLS® System of the Toronto Regional Real Estate Board (TRREB), provided through PropTx. The rules of the board let us show this information only to people who create an account and agree to these terms. By ticking the box when you create your account, you agree to all of them.

1. Our relationship

By creating an account you enter into a lawful broker and consumer relationship with eXp Realty Brokerage through the Kirby Chan & Co. Real Estate Team. This relationship lets us provide you with MLS® information through this website. It does not require you to pay anything and it is not a representation or buyer agency agreement. You are under no obligation to buy, sell or lease through us.

2. Personal use only

You will use the information only for your own personal, non-commercial use. You confirm that you have a bona fide interest in the purchase, sale or lease of real estate of the type shown on this website.

3. No copying or sharing

You agree that you will not:

• copy, redistribute or retransmit any of the information, except in connection with your own consideration of buying, selling or leasing a property;
• display, publish, sell, license or sublicense any of the information to anyone else;
• use any robot, scraper, crawler or other automated tool to collect the information;
• try to get around the limits on searching;
• give any of the information to an artificial intelligence tool, large language model or similar service;
• use any of the information to train such a tool;
• share your account or password with anyone.

4. Ownership

The listing information is owned by TRREB and PropTx and is protected by copyright. It is provided under licence and you acknowledge the board's ownership of it and the validity of its copyright. It is deemed reliable but is not guaranteed accurate by TRREB or PropTx.

5. Your account

• Your email address is your username. We confirm it by sending you a link before your account works.
• Board rules limit each password to 90 days. When yours expires we email you a link to choose a new one.
• Each search shows at most 100 results. There is also a daily limit on searches to protect the information from misuse.
• We keep a record of sign ins and searches, as the board rules require.
• We may close an account that breaks these terms.

6. Access for the board

TRREB, PropTx and other members of the board may access this section of the website to check that it complies with the board's rules. You agree to that access.

7. Your information

We keep your name, email address, phone number and account records for as long as your account exists and for at least 180 days after your password expires, as the board rules require. This information may be shared with TRREB and PropTx to confirm compliance with their rules. We do not sell it. The privacy policy explains how we handle personal information.
